Oborishte 26, designed by NiMa Design, stands in the most prestigious neighborhood in the heart of Sofia. The design of this modern building pays homage to the area's evolving architectural identity, while ensuring it remains grounded in its historical context. Replacing a run down, former socialist-era structure that once dominated the site, Oborishte 26 introduces a refined, contemporary statement that seamlessly integrates into Sofia’s dynamic cityscape.
The architectural form of the building is defined by an intriguing interplay of rounded volumes, which are split to create intimate indoor and outdoor spaces and inspire the feeling of security and privacy. They draw inspiration from the curved corners of the neighborhood's historic buildings, incorporating this design element in a contemporary way. The fluid curves soften the structure, allowing for it to flow naturally into the urban environment, while the more rigid, angular elements provide a sense of order and distinction. This fusion of contrasting shapes creates a captivating facade that responds to the changing light throughout the day, casting dynamic shadows that accentuate the building’s sculptural qualities.
A key focus of the design is spatial openness. This is achieved through a load bearing facade that allows for large column spans in the interior spaces. This open floor plan allows for total freedom of personalisation of the spaces for the future residents. Generous windows frame panoramic views of the surrounding cityscape, effortlessly connecting the interior to the exterior. The high ceilings and open-plan layouts within the loft apartments amplify the sense of space, creating an airy, light-filled environment that promotes a harmonious relationship between the residents and their surroundings. The emphasis on transparency and openness contributes to a welcoming, contemporary atmosphere that engages both those within the building and those passing by.
There are two underground levels which are served by two car lifts. The ground floor is thoughtfully designed as an inviting public realm, cultivating a dynamic interplay between the community and the urban fabric, while a secluded courtyard offers residents an intimate retreat. Above, eleven exclusive private apartments provide a tranquil living experience, offering residents both privacy and a connection to the vibrancy of the city. Every detail of the project has been thoughtfully considered, from the material use to the integration of sustainable building practices.
