Aych Architects: The Rose Beach House is a project that evolved from a family’s former weekender, to a new home that redefines how the owners can enjoy their peninsula beachside location all year round. Seamlessly blending comfort, flexibility, and environmental consciousness, the new building includes 3 bedrooms, 3 bathrooms, a kitchen/dining/living area, a lounge, a studio space, plus a laundry and pantry concealed behind the kitchen. The project captures the essence of coastal living, with a focus on connectivity, adaptability, and a harmonious relationship with nature.

The project caters to the evolving needs of a family. Originally a beach house, it transformed into a weekend residence, balancing the desires of a couple with occasional visits from adult children and grandkids.

A key part of the design brief was to also design a home that was cost effective to build. At a time where construction costs are rapidly increasing, and with a heavily conditioned site in terms of requirements, consideration of materials, systems and techniques to streamline the build efficiency was a critical part of the design process to ensure the projects viability. 

Flexibility in Design: The house features three bedrooms, a studio space, and a lounge/study area, designed with versatility in mind. Hybridized spaces, custom joinery with foldable beds, and adaptable layouts allow the house to expand up to 5 bedrooms or contract based on the season and occupancy.

Two-Winged Layout: The floor plan divides the house into two wings, with a central courtyard connecting them. The master bedroom, kitchen, living, and dining areas form the central wing, emphasizing simplicity and a connection to the outdoors. The secondary wing includes the additional bedrooms and studio space, which can be closed off or open to the rest of the house depending on privacy preferences.

Bushfire Resilience: Situated in a bushfire-prone area, the design adheres to strict regulations, utilizing concrete as the primary building material for both aesthetics and safety. Walls act as a protective shield, creating a contrast with open glazing in safer areas.

Sustainability: The design prioritizes energy efficiency without compromising aesthetics. Louvers, shading systems, and insulated slabs contribute to passive energy management. The house is equipped with electric systems, hydronic heating, and minimal cooling, ensuring sustainable living.

Client Collaboration: The close relationship with the clients, who happen to be jewelers, adds a personal touch to the project. The clients' impeccable taste is reflected in the selection of furniture and art, creating a bespoke and intimate living space.

Construction and Living Experience: Quality construction, attention to detail, and on-site involvement during the entire construction process ensure that the house not only meets aesthetic expectations but also surpasses the practical needs of its occupants. The homeowners' positive feedback highlights the success of the project in enhancing their daily living experiences.

Personal Connection: The personal connection with the clients, who were responsible for the architects wife's wedding ring, adds an extra layer of meaning to the project. This connection speaks to the way developing trust with clients elevates a professional partnership, to create a unique and customized home together, and a lasting personal relationship as well.

From the gentle gradient of the house that offers views outside and across the pool towards the landscape, to the thoughtful placement of furniture, Rose Beach House Blairgowrie offers a serene and enjoyable living experience.
