In the heart of Melbourne’s most coveted neighborhood — Domain Hill in South Yarra — Avoca emerges as a refined expression of quiet luxury and contextual elegance. Delivered by Prime Edition and designed by acclaimed local studio Pandolfini Architects, the project is a collection of five whole-floor residences and one standalone home, immersed in lush garden settings curated by Myles Baldwin.
These aren’t just residences — they are deliberate architectural statements designed for longevity, tranquility, and deeply personal living. Every apartment occupies an entire floor, creating a spatial rhythm that prioritizes privacy, connection to nature, and the luxury of unbroken space.
Avoca sits on one of South Yarra’s most picturesque, tree-lined streets. The project doesn't attempt to dominate this setting — it listens to it. From façade articulation to the choice of natural materials, every detail speaks to its immediate context. Travertine, marble, and timber flow from exterior to interior, creating a textural continuity that reinforces the building’s relationship with the garden and the street.
To capture and elevate the sensory richness of the project, CUUB Studio developed a series of atmospheric visualisations, focusing not just on layout or architecture but on the feeling of living in Avoca.
The visual language is purposefully slow and understated. In addition to full-space interior and exterior renders, CUUB Studio created detailed close-ups to highlight the tactility and craftsmanship: the edge of a stone vanity, the softness of sunlight on marble, the subtle grain of oak joinery. These images don’t just show the space — they let the viewer feel it.
While grounded in natural beauty, the project maintains a distinct edge of modern luxury. The layouts are generously proportioned, interiors seamlessly flow into garden terraces, and every element — from kitchen joinery to bathroom fittings — speaks of enduring quality. It’s a design approach that feels both grounded and elevated.
Avoca is not just a new address — it’s the outcome of a thoughtful, long-term collaboration between some of Australia’s most respected design voices. From Prime Edition’s restrained development ethos to Pandolfini’s architectural clarity and Baldwin’s garden serenity, every discipline finds harmony here.
Through CUUB Studio’s content, this harmony is translated into a compelling visual story that will define the project’s marketing narrative and shape first impressions across media, print, and digital platforms.
