Interview with The Luxe Developers - the first off-plan developers to award investors a Golden Visa on Al Marjan island, RAK

The Luxe Developers co-owners are Shubam Aggarwal, Chairman, and Siddharta Banerji, Managing Director. Every project undertaken by The Luxe Developers aims to challenge and push the boundaries of architecture and design by working with the best in the industry to redefine landscapes and skylines.

Can you share the journey of The Luxe Developers and how it led to this significant milestone?

Shubam Aggarwal: The Luxe Developers was born amid the global pandemic when the UAE government was leading the recovery and creating a competitive business environment. We seized the opportunities presented by this and worked closely with various entities in the UAE and Ras Al Khaimah to bring our vision for Oceano, our debut project, to life.

We were also acutely aware of Wynn Resorts' announcement to open a US$3.9 billion gaming and integrated resort, the Wynn Al Marjan. The resort, due to open in early 2027, will feature approximately 1,500 rooms, suites, villas, a gaming area, several restaurants, an events centre, and a theatre, amongst other entertainment options.

With the volume of investment and the positive outlook for the real estate market in the emirate, we wanted to ensure we added The Luxe Developers brand name to the mix and maximised the opportunities afforded by the appetite for luxurious property in Ras Al Khaimah, particularly Al Marjan Island, from investors in the UAE, the broader Middle East region, and the rest of the world

How has your vision evolved over the years?

Siddharta Banerji: From the outset, we have always focused on creating environments that genuinely resonate with our clients' demands. They are at the heart of our vision, and their needs continue to guide our projects, making them an integral part of The Luxe Developers' journey.

Tell us about your step for awarding investors with the Golden Visa?

SA: The UAE Golden Visa is a long-term, renewable visa valid for five or ten years. Those eligible for the visa include investors, entrepreneurs, scientists, outstanding students and graduates, humanitarian leaders, and frontline workers. The Golden Visa allows holders to live, work, and study in the UAE without needing a national sponsor and enables them to sponsor their families and dependents. From a real estate perspective, an investor must purchase a property for AED 2 million to be eligible.

We were delighted to recently announce that The Luxe Developers has become the first off-plan developer in Ras Al Khaimah to secure a prestigious UAE Golden Visa for an investor. The investor in question purchased two three-bedroom properties and a penthouse at the Oceano development on Al Marjan Island, representing a total investment of over AED 35 million.

As a company, we were able to support the investor through every aspect of the process, ensuring it was seamless at every stage. We are committed to enabling our investors to own or live in an ultra-luxury property in the growing market of Ras Al Khaimah while having the opportunity to secure the much sought-after UAE Golden Visa.

What values or principles drive The Luxe Developers in its projects and partnerships?

SB: We believe personalisation and privacy are essential in meeting the high standards and preferences of our UHNWI clientele. We focus on understanding each resident's unique tastes and desires, exceeding their expectations through tailored offerings and attention to detail. We recently launched The Celest and The Stellar, two ultra-luxury residences that form an integral part of Oceano and are currently the most expensive residences in Ras Al Khaimah. The properties, valued at over AED 90 million each, address the demand for ultra-luxurious properties and offer a unique living experience, epitomised by the available space, eclipsing anything currently available on the real estate market in the emirate.

Covering over 22,000 and 21,000 square feet, respectively, they are designed to offer luxury and comfort with spacious living areas, panoramic views of Al Marjan Island, and exclusive outdoor spaces. Each detail is carefully curated to provide a lifestyle tailored to our client's unique preferences.

We aim to craft experiences that ensure every resident feels a sense of pride and fulfilment in their personalised residence.

What challenges have you faced along the way, and how have they shaped your approach?

SA: As one of the early developers in Al Marjan's luxury real estate sector, we’ve seen significant interest since our launch last year. Our project has set a new standard for luxury residences on Al Marjan Island, influencing the real estate market in Ras Al Khaimah and attracting international investors.

The growing demand offers great opportunities but also challenges. A key challenge is meeting this demand without compromising the high standards of luxury and exclusivity that define our properties. We have successfully navigated this, ensuring every development aspect maintains excellence.

The construction industry has also faced rising interest rates and supply chain disruptions. Despite these issues, we've mitigated risks by carefully selecting suppliers who can deliver high-quality materials on time. This approach ensures our projects stay on schedule and meet our clients' expected quality standards.

Can you describe what defines the essence of The Luxe Developers' brand identity?

SB: When we first started on this journey, we set out to build a brand identity synonymous with quality craftsmanship and opulence by creating experiences that engage all five senses. To do this, we focused on paying meticulous attention to detail, sourcing the finest materials, and collaborating with the world’s most skilled artisans, architects, and designers to deliver spaces that elevate the human experience.
